Boca Grande property sales prices up 18 percent

Gasparilla Island property woes from the Great Recession have been almost completely cleaned up.

"There is only one short sale and one bank-owned left," said broker Bob Melvin of Gasparilla Properties. "Prices are stabilizing and beginning to increase."

The number of properties sold through the first six months of 2011 and 2012 is virtually the same but the average price fetched through each sale is up 18 percent on 70 sales worth $1.14 million through the first six months of 2011 to $1.34 million on 71 sales the same period this year.

The Seale Family Inc. Realtors of Boca Grande listed the nearly 1-acre Boca Grande Isles building site on Boca Grande Bayou as the Property of the Week.

There have been 20 sales of $1.5 million or more so far this year for an increase of 33 percent over the 15 through the first half of 2011.
